Pre-Sale Building & Pest Inspection

Selling Your Home?

A Pre-Sale Inspection allows you to address issues before you go to market. Knowing your home’s true condition is also a great way to avoid unpleasant surprises during the negotiation.

There are many benefits and advantages to having a building and pest inspection report available when selling a home. A Building and Pest inspection prior to finalising a sale is usually a condition of a purchase contract; consequently, it is becoming common for vendors to have their own Pre-Sale Inspection done prior to going to market.

Put yourself ahead of the game by:

  • Knowing the true condition of your home.
  • Getting any problems fixed before you put your property on the market.
  • Ensuring full disclosure at the time of the sale.
  • Putting yourself in a much stronger negotiating position.

Is marketing without a Pre Sale Building and Pest Inspection report a risk?

With the popularity of social media and internet forums, it can be very damaging to your prospects of obtaining a successful settlement of sale if a prospective purchaser finds major issues with the condition of your property and spreads it all over the internet.

By engaging our services, we can highlight any issues we believe you should address before you even go to market. So even if you don’t wish to spend the money on repairs up front, you can pre-arm the agent so that they can negotiate on your behalf with all the relevant knowledge.

Identifying any significant issues.

A combined building and pest inspection identifies any significant building, safety and pest issues that may devalue the property.

Combined building and pest inspections are undertaken by a licensed builder who will identify any structural defects, safety or pest issues that may devalue the property in accordance with the Australian Standard (AS 4349.1-2007).

During the inspection, the roof void and the sub-floor will be accessed and assessed in addition to the internal and external parts of the building. In doing this, we can identify any major or minor defects in the structure visually and by physical inspection. For example, damaged timber may not be obvious or visible through painted surfaces – so as experienced inspectors, we tap on frames, door jams, cabinets and components of wood construction to detect the presence of weakened timber.

We also use the latest technology to help identify the presence of moisture within the dwelling. We will identify signs of water leaks from water pipes, baths and shower stalls. Identifying these issues is high on the list of priorities as moisture is one of the major causes of damage to a dwelling. Moisture can create conditions conducive to timber pest attack and also lead to major and minor structural damage.
